San Diego gets roughly 265 sunny days per year. That relentless UV exposure is the primary enemy of exterior paint. It breaks down the resin binders in the paint film, causing chalking (that powdery residue you feel when you rub the surface), fading, and eventually cracking and peeling. A south- or west-facing wall in San Diego will degrade two to three times faster than a north-facing wall on the same house. This is why paint selection and film thickness matter here more than in overcast climates.

The dominant exterior substrate in San Diego is stucco — a cement-based plaster that covers the majority of homes built from the 1950s forward. Stucco is porous, develops hairline cracks as it cures and settles, and has a textured surface that holds dirt and chalked paint residue. Painting over stucco without proper preparation is a waste of money. The new paint will adhere to the chalk and dirt rather than the stucco itself, and it will peel within a couple of years.

Our exterior prep process starts with a thorough power wash at 2,500 to 3,000 PSI to remove dirt, mildew, chalk, and loose paint. After the stucco dries (24 to 48 hours minimum), we scrape any remaining loose or flaking paint, caulk all gaps around windows, doors, and penetrations with a high-quality elastomeric caulk, and prime bare or repaired areas with a masonry primer. Only after all prep is complete do we apply the finish coats. On stucco, we spray the first coat to get full coverage in the texture, then back-roll to work the paint into the pores and ensure a consistent film build.

Choosing the Right Paint for San Diego

Not all exterior paints perform equally in San Diego. We recommend 100% acrylic latex paints for exterior stucco because they flex with the substrate as it expands and contracts through temperature swings, they breathe (allowing moisture vapor to escape rather than trapping it behind the film), and the better formulations include UV stabilizers that significantly extend the life of the color.

For south- and west-facing walls that take the worst UV punishment, elastomeric coatings are worth considering. Elastomeric paint builds a thicker film (10 to 20 mils wet versus 4 mils for standard latex) and stretches to bridge hairline cracks in stucco. It is more expensive per gallon and takes longer to apply, but on a wall that gets hammered by afternoon sun, it lasts noticeably longer than standard paint.

On coastal properties — Point Loma, Ocean Beach, Pacific Beach, La Jolla, Coronado — salt air is an additional factor. Salt deposits on surfaces accelerate corrosion of metal components (gutters, flashing, railings, hardware) and can cause adhesion issues if not washed off before painting. We power wash coastal properties more aggressively and pay extra attention to priming metal surfaces with corrosion-inhibiting primers. Exterior hardware and fixtures on coastal homes should be finished in marine-grade or salt-rated coatings when possible.

For interior painting, we use premium zero-VOC or low-VOC acrylic latex in eggshell or satin finishes for walls, and semi-gloss for trim, doors, and cabinetry. Interior work in San Diego does not face the same UV and weather challenges, but proper prep still matters — filling nail holes, sanding, caulking trim joints, and priming patches ensures a smooth, professional result.
